Built 1903
Architectural Significance: Built by John Swan, considered a significant Well1ngton architect. A good example of stripped Edwardian baroque.
Historical Significance: Used for offices and depot by the State Coal Company, and Wellington Trades and Labour Council (dates unknown) .
Streetscape Significance: Contributes to the Lower Cuba St precinct.
